The term "horse property" is used often by listing agents to describe a property. I would like to take that one step further and give the horse properties on my website a rating. I will use the following criteria to categorize horse properties: * The restrictive covenants allow horses. A one-star property has a fenced area for a horse or horses but little or no grazing and therefore supplemental feeding is required year around. The property may have a shed or lean-to for the horses to get out of the weather. Riding opportunities from the property are limited and horses must be hauled for trail riding or to an arena.


  ** The covenants allow horses, and the property is fenced for horses. With proper management, grazing is available at least part of the year. A two-star horse property likely has a lean-to for the horse(s) to get out of the weather and hay storage. Riding opportunities from the property are adequate with public land or large parcels of private land available for riding either directly from the property or by hauling a short distance.


*** A three-star horse property is fenced for horses and likely has an arena and/or round pen. A well-constructed stall barn with hay storage and automatic waterers provides shelter and a tack room. There is plenty of room for horses to be turned out to pasture, and seasonal grazing with proper pasture management is likely. Riding off the property is accessed easily on public land or large parcels of private land, either by riding from the property or by hauling a short distance.


**** A four-star horse property has corrals, a horse barn, riding arena (indoor and/or outdoor), round pen and plenty of pasture and grazing. Riding opportunities are abundant on the property as well as on adjacent land either public or private.
